The large existing late Victorian house is located within a Conservation Area and has four floors of accommodation. The front elevation has 3 Storeys but because of a steep change in level the rear of the property has 4 floors overlooking 2 terrace levels within the rear garden with long views across open land towards Birmingham City centre in the distance.
The extension has been designed to facilitate easy access to all areas within the house and garden and to future proof the accommodation for the clients’ disabled son.
At first floor level the extension includes a large bathroom and bedroom designed to cater for special needs as well as taking advantage of the views. Above this on the second floor new guest accommodation has been provided with both floors served by a lift which will access all floor levels.
The extension at the 2 upper floor levels is created by extending the original gable wall forwards including a large Bay window at first floor level to match others on the house and new side elevation windows and a chimney breast to blend the new with the existing.
A contemporary fully glazed 2 storey rear extension has been designed for the lower two floor levels and features a mezzanine balcony and a bespoke helical staircase connecting the two floors.
A new open air swimming pool is proposed at garden level and a new external feature staircase is to be added to link the garden with the upper level terrace area accessed from the ground floor rooms. A new lift is also to be added to link all floors levels of the house, the extension and the garden. The project will form a significant and high quality addition to the property.
