Blenheim House is located on the junction of Newbold Terrace and Newbold Street in Leamington Spa. Newbold Terrace is a wide boulevard running alongside the extensive Regency “Jefferson Gardens”. The corner site sits opposite an open area in front of the 1970s Royal Spa Centre which allows fine views over the Park from both streets.
Originally Newbold Terrace was laid out with large Regency and early Victorian Villas and most of the remaining Listed properties having Mews access and accommodation at the rear.
A number of the original properties have been redeveloped with plots grouped together as sites for apartment buildings and non-residential buildings like the Royal Spa Centre, Police Station and Law Courts.
The proposed apartment design needed to respond to the neighbouring large villas on Newbold Terrace and then sit comfortably alongside the smaller terraced Regency houses in Newbold Street.
From Newbold Terrace and the corner with Newbold Street , the 4 storey design includes a semi-basement car park with two floors of apartments above plus a large penthouse apartment at roof level designed to reflect the neighbouring large villas. Beyond this is a lower three storey section which responds to the neighbouring properties on Newbold Street.
In all, there are nine apartments, all having great views over Jefferson gardens and beyond to the centre of Leamington Spa. All apartments were sold off plan.
Both of these large unusual and tricky sites are located within Birmingham. Outline Planning consent has been obtained for over 260 apartments which either overlook the canal or a large landscaped central area
